Partial Boundary Retracement for Driveway Construction
We were recently contacted by a client who was preparing to build a new driveway on their rural property. Before starting construction, they wanted to be sure the laneway would be located entirely on their own land. This is a question we hear often, and for good reason. A clear understanding of property boundaries helps prevent disputes with neighbours and avoids costly mistakes in the future.
Why Property Boundaries Matter
When building a driveway, fence, or even an addition to a home, many people assume they know exactly where their property line sits. Assumptions can be risky. A neighbour’s fence in the wrong place or a driveway that crosses onto another lot can lead to headaches, legal issues, and unexpected expenses. A professional land survey brings clarity and confidence before construction begins.
How We Helped This Client
For this project, we completed a partial boundary retracement to mark out the sideline of the property. That involved:
• Reviewing the Registry Office records to confirm the property’s legal description and adjoining parcels
• Locating the existing survey monuments (property bars) and replacing them where needed
• Setting temporary wooden stakes so the boundary was easy to see during construction
• Explaining to the client how some of the property bars were witnessing the true corners rather than marking them directly, and why that distinction matters
By working closely with the client on site, we ensured they understood where their property line was and how it affected the placement of the driveway.
The Surveying Process
Every boundary retracement includes several important steps:
• A Registry Office search of the property and neighbouring parcels
• Verification or replacement of survey monuments, with wooden stakes added for visibility
• A check for potential encroachments such as fences or driveways near the boundary
• A written summary report of the completed work
Making Construction Projects Simple
The boundary line was clearly marked, allowing our client to move forward with confidence knowing their new driveway was entirely within their property. This gave them peace of mind, protected their investment, and helped avoid future boundary disputes.
If you are planning a project such as a driveway, a fence, or a building addition, our team at Kerr and Potvin Inc. can help ensure it begins on solid ground.
