About

Kerr & Potvin Inc. is a professional land surveying and geospatial consulting firm founded by Ontario Land Surveyors Brian Kerr and Luke Potvin. Together, we bring more than forty years of combined experience to Eastern Ontario.

We provide surveying and consulting services that help clients understand property boundaries, opportunities, and constraints. Our clients include homeowners, municipalities, lawyers, realtors, and developers working with:

  • Division of estate properties or severances

  • Right-of-way status

  • Boundary questions

  • Mapping and illustrations for development or construction

Our services are delivered with transparency and a focus on providing information that supports informed decisions.

What We Do

At Kerr & Potvin Inc., we begin with thorough research of title records and boundary information to build a clear understanding of each property. From there, we recommend practical approaches to address any issues identified. Our work includes legal land surveys to confirm existing boundaries or establish new ones, and coordination with municipal approval agencies when needed.

We collaborate with planners, engineers, and lawyers on matters involving zoning, bylaws, and other regulations, and can provide support where legal proceedings require survey evidence. For property owners pursuing severances, we assist with the entire process: research, application preparation, coordination with professionals, preparation of the Reference Plan, and registration with the Land Registry Office.

When new construction is planned, we provide field surveys and location plans to confirm that proposed structures align with municipal requirements. For grading, drainage planning, or design purposes, we prepare topographic surveys that show elevations, grades, and key site features in relation to property boundaries.

The Problems We Solve

Surveying in rural areas such as farmland, undeveloped properties, and small municipalities often presents unique challenges. Older records may be incomplete, unclear, or inconsistent with what exists on the ground. This can create uncertainty over property boundaries, access rights, and ownership.

We also assist with:

  • Cottage area disputes involving rights-of-way or shared waterfront access

  • Family estate divisions affected by modern bylaw requirements

  • Municipal road ownership issues where public, private, and right-of-way designations are uncertain

In these situations, we prepare existing-conditions surveys that give lawyers, planners, and municipalities certified information to support resolution.
